Drainlaying is the part of a building project nobody sees once it is finished, and the part that is most expensive to get wrong. Falls that are too shallow block, joints that are not bedded properly crack, and connections laid in the wrong place fail inspection. Getting the drainage right first time saves weeks of delay and a lot of money.
Cheeky's Plumbers lays new wastewater and stormwater drains for homeowners, builders and developers across Auckland. We handle everything from a single new connection for a sleepout to the full drainage layout for a multi-unit subdivision, including the consent drawings, council inspections and as-built plans. All quotes are free and all work is carried out under PGDB authorisation.
Pricing: quotes are free, and every job gets a fixed price before we start, so there are no surprises on the invoice.

Drainlaying work we take on
Our drainlaying covers residential and light commercial work, including: If an existing drain is cracked, sagging or full of roots, that is a drain repair job rather than new drainlaying.
- New wastewater and stormwater drains for houses, extensions and minor dwellings
- Relocating drains to make room for an extension, garage or pool
- Subdivision and infill drainage, including new connections to the public network
- Stormwater systems, including soak holes, detention tanks and connections to kerb or public pipes
- Replacing old earthenware lines with modern PVC
- Sump, gully trap and inspection chamber installation
Consents, Watercare and council inspections
Most new drainlaying in Auckland needs a building consent from Auckland Council, and new connections to the public wastewater network also involve Watercare. The drainage must comply with NZ Building Code clause G13 (foul water) and, for stormwater drains, clause E1, and it is inspected before the trench is backfilled.
We prepare drainage plans, coordinate inspection bookings, and provide as-built drawings once the work is finished. If your project is near or over a public pipe, a build-over or build-near approval may also be needed. We will flag that early so it does not hold up your build.
How It Works
Finding what is already in the ground
Before any digging, we request plans of buried services through beforeUdig and check council GIS records for public drains and water mains. That is especially important on older Auckland sections, where gas, power, fibre and old drains often do not sit where anyone expects.
Service connections on private property are rarely mapped by utility companies, so we also run a CCTV drain inspection and use a locator to trace existing drains. Where services are close to the dig, we hand-dig test holes to confirm their exact position before any machine goes near them.
What affects the cost of drainlaying
Drainlaying is quoted for free from plans or a site visit. The main things that move the price are:
- Length and depth of the new drain, and how far it is from the connection point
- Ground conditions, especially basalt rock across much of the isthmus and wet clay elsewhere
- Access for an excavator on tight infill sites or steep sections
- Whether a new public connection or manhole work is required
- Stormwater management requirements set by the consent
- Concrete, paving and landscaping reinstatement
Working with builders and developers
On a new build, drainlaying has to fit around the building programme. We schedule the first-fix drainage so the slab or floor framing is not held up, and coordinate with the new build plumbing so wastes come up exactly where they are needed.
For infill and townhouse developments, which make up a large share of new housing in Auckland, the drainage layout is often the trickiest part of the design. Shared drains, private connections, stormwater detention and, on sites lower than the public sewer, wastewater pump stations all need to be resolved before consent. We are happy to review the plans at design stage and point out anything that will be hard or expensive to build.
Why Choose Cheeky's Plumbers for Drainlaying
Services located before digging
We request beforeUdig plans, check council GIS records and hand-dig test holes near buried services before any machine goes in.
Consent to as-built, handled
Drainage plans, council inspection bookings and as-built drawings are all part of the job, done by PGDB-authorised drainlayers.
Fits your build programme
First-fix drainage is scheduled so the slab or floor framing is not held up, and wastes come up exactly where the plumber needs them.
Plan review at design stage
On infill and townhouse developments we review the drainage layout before consent and flag anything that will be hard or expensive to build.
Drainlaying FAQs
Do I need a building consent for new drainage in Auckland?
Most new drainlaying, including new connections and alterations to existing drains, needs a building consent. We check your project and prepare the application and drainage plans.
How much does drainlaying cost?
It depends on the length and depth of the drain, ground conditions, access and connection requirements. We provide a free quote from plans or after a site visit.
Can a plumber do drainlaying?
Drainlaying is a separate licensed trade in New Zealand. The work must be done or supervised by someone authorised by the Plumbers, Gasfitters and Drainlayers Board as a drainlayer.
What is an as-built plan and why do I need one?
It is a drawing showing where the drains were actually laid. Council needs it to sign off the work, and it saves time and money for anyone who has to find the drains later.
Can I build over an existing drain?
Sometimes, but building over or near public pipes needs approval and private drains under a building need access considered. We check this early in the design.
How long does drainlaying take on a new build?
A standard house is often a few days of on-site work across first fix and final connection, depending on ground, weather and inspection timing.
