On a new build, plumbing runs through the whole programme. Wastes go in before the slab is poured, pipes are roughed in before the linings go up, and fixtures are fitted at the end. Miss a step or turn up late and the builder, the concrete truck and the gib stoppers all wait. A good plumber on a new build is as much about timing and coordination as it is about pipework.
Cheeky's Plumbers plumbs new houses, townhouse developments, minor dwellings and large extensions across Auckland. We price from your plans so you have a clear figure for the build budget, coordinate with your builder and drainlayer, and deliver the producer statements and compliance paperwork council needs for the code compliance certificate.
Pricing: quotes are free, and every job gets a fixed price before we start, so there are no surprises on the invoice.

What new build plumbing covers
We handle the full plumbing scope on residential new builds (larger projects sit under commercial plumbing), including:
- Pre-slab waste and sanitary pipework, positioned exactly to the plans
- Water supply rough-in for kitchens, bathrooms, laundries and outdoor taps
- Hot water systems: mains pressure cylinders, heat pump water heaters and gas continuous flow
- Seismic restraint of cylinders as required by the Building Code
- Fit-off of tapware, toilets, showers, basins and appliances
- Testing, documentation and producer statements for code compliance
Getting the design right before the slab goes in
Most new build plumbing problems start on paper. A shower waste that clashes with a slab beam, a cylinder with no room for a relief drain, or a kitchen island with no realistic route for its waste: all are cheap to fix at design stage and expensive once concrete is poured.
We review plans before pricing and flag anything that will be hard to build, will not meet the Building Code, or will cost more than it should. On Auckland's many tight infill sites and terraced townhouses, where wet areas often stack over each other across three levels, this review saves real money.
How It Works
Hot water choices for new homes
New Auckland homes are almost all on mains pressure, which opens up good shower performance and a wider choice of hot water systems. The main options are a mains pressure electric cylinder, a heat pump water heater, or gas continuous flow where the home has a gas supply. Each has different running costs, space needs and installation requirements.
EECA publishes guidance on water heating efficiency, and we can talk through the options with you and your designer based on household size, the space available and whether gas is going in. Whatever is chosen, it must be installed to meet NZ Building Code clause G12, including temperature control with a tempering valve and seismic restraint.
How we price new build plumbing
New build plumbing is quoted from your plans. A fixed quote needs the floor plans, the hydraulic or plumbing layout if there is one, the fixture schedule, and the hot water specification. The main things that affect the price are the number of wet areas, the number of storeys, the hot water system, the fixture selection, and how many site visits the build programme needs.
If plans are still changing, we can give an indicative figure first and firm it up once the design is fixed. Variations are priced in writing before they are done, so there are no surprises when the build finishes.
Working with your builder and the council
We work to the builder's programme and turn up at each stage when we say we will. Pre-line inspections, pressure tests and council inspections are booked in coordination with the site so the build is not held up.
At completion we supply the documentation council needs for the code compliance certificate, including producer statements and records of work for the restricted plumbing work carried out. Plumbing in New Zealand is restricted work, and all of ours is done or supervised by plumbers authorised by the PGDB.
Why Choose Cheeky's Plumbers for New Build Plumbing
Plans reviewed before pricing
We flag clashes with slab beams, missing relief drain routes and Building Code problems on paper, before concrete makes them expensive.
On site when the programme says
We work to the builder's programme and book pre-line inspections, pressure tests and council inspections around the site.
Council paperwork supplied
At completion you get the producer statements and records of work council needs for the code compliance certificate, from PGDB-licensed plumbers.
Manifold layouts where they suit
On multi-level townhouses we can recommend a manifold layout with a central, labelled set of shut-offs, designed to G12 and AS/NZS 3500, where the design justifies the extra pipe.
Variations priced in writing
You get a fixed quote from your plans, and any variation is priced in writing before it is done.
New Build Plumbing FAQs
How much does plumbing cost for a new house in Auckland?
It depends on the number of bathrooms, storeys, the hot water system and fixtures. We quote from your plans so you get a figure specific to your build.
What do you need to quote new build plumbing?
Floor plans, any hydraulic or plumbing layout, the fixture schedule and the hot water specification. If those are not final, we can give an indicative price first.
Should I choose a heat pump water heater or a standard cylinder?
Heat pump water heaters use less electricity but cost more upfront and need suitable space and airflow. We can compare the options for your household size and site.
Do you provide producer statements for council?
Yes. We supply the producer statements and records of work council needs for the code compliance certificate.
Is manifold plumbing worth it for a new home?
It can be, especially on multi-level homes with several bathrooms. It uses more pipe, so for small single-level homes a conventional layout is often better value.
Do you work with group home builders and developers?
Yes. We plumb single new homes, townhouse developments and minor dwellings, and work to the builder's programme.
