When the hot water stops, the whole house notices by the next morning. Most faults on an Auckland hot water system are not the end of the cylinder. A worn expansion valve, a failed element or thermostat, a sticking tempering valve or a tripped gas burner can usually be sorted in one visit by a licensed plumber with the right parts in the van.
We repair low pressure and mains pressure electric cylinders, gas storage units and continuous flow heaters across Auckland, from Orewa to Pukekohe. We test before we touch anything, explain what has failed in plain language, and if the cylinder itself is finished we tell you straight rather than selling you a string of repairs that will not last.
Pricing: quotes are free, and every job gets a fixed price before we start, so there are no surprises on the invoice.

Signs your hot water system needs a repair
Some symptoms point to a part that is easy to replace. Others tell us the tank is close to the end. Knowing which is which saves you money.
- No hot water at all: often an element, thermostat, tripped breaker or, on gas, a pilot or ignition fault
- Lukewarm water that runs out quickly: a failed lower element, thermostat drift or a tempering valve out of adjustment
- Constant dripping from a pipe outside the house: usually the expansion control valve or the relief valve
- Water pooling at the base of the cylinder: could be a fitting, or could be a corroded tank
- Banging, hissing or popping noises: pressure problems or sediment at the bottom of the cylinder
- Rusty or discoloured hot water: a sign the inside of a steel cylinder is breaking down
What we repair
A big share of the calls we get are for the valves on the cold supply and relief lines. On a mains pressure cylinder, heated water expands and the expansion control valve on the cold side lets that small volume out so the pressure stays safe. The temperature and pressure relief valve is the backup if anything goes wrong. When either starts dripping all day, it is wasting water and telling you something has changed, often a worn valve seat or higher incoming pressure.
We also replace elements and thermostats on electric cylinders (with the electrical side handled by a registered electrician where the work requires it), tempering valves that have stuck or drifted, pressure limiting valves, leaking unions and isolation valves, and burners, thermocouples and ignition parts on gas storage heaters. For continuous flow units we read the error code first, because it usually narrows the fault down to a few likely parts.
How It Works
Repair or replace: how we decide with you
Consumer NZ puts the life expectancy of a hot water cylinder at around 10 to 15 years, and it treats failure at about five years as premature. We use that as a rough guide, not a rule. A 20 year old copper low pressure cylinder with a new valve can keep going for years. A steel mains pressure tank that is weeping from the shell cannot be patched.
If the repair is a valve, element or thermostat and the tank is sound, we fix it. If the tank is leaking, badly corroded or the repair would cost a large share of a new unit, we show you why and give you a written replacement quote so you can decide without pressure. We confirm the price before we start the work.
Auckland homes and their common faults
Auckland's housing stock shapes the jobs. Villas and bungalows often still have low pressure copper cylinders in a hallway cupboard, fed from a header tank in the roof, where faults tend to be valves and elements. Homes from the 1970s and 1980s commonly have cylinders that have already been replaced once and may be overdue again. Newer townhouses usually run mains pressure cylinders squeezed into tight cupboards, which makes access the main challenge.
Water quality matters too. Watercare says Auckland's supply is generally soft, but groundwater sources can be harder, and even soft water leaves some scale on valves and elements over time. Where we see scaling on parts, we tell you so you can plan a hot water service before it causes a failure.
Safety comes first
Hot water systems store a lot of energy. Never cap or block a dripping relief or expansion valve: that pipe is there to stop the cylinder from over-pressurising. If water is coming through a ceiling or you smell gas near a gas water heater, turn off the cylinder at the switchboard or the gas at the meter and call us. Every gas repair is carried out by a certifying gasfitter and comes with the paperwork the law requires.
Why Choose Cheeky's Plumbers for Hot Water Cylinder Repairs
Common parts on the van
The valves, elements and thermostats that fail most often travel with us, so most repairs are finished on the first visit.
Tested before we touch it
We test the system first and explain what has failed in plain language, with photos in your job report.
Straight repair or replace advice
If the tank itself is finished, we show you why and give you a written replacement quote rather than selling a string of repairs that will not last.
Fixed to the maker's spec
A dripping expansion control valve is replaced with the valve your cylinder maker specifies, not an improvised add-on borrowed from another country's systems.
Gas repairs certified
Work on gas water heaters is done by a certifying gasfitter and comes with a Gas Certificate of Compliance.
Hot Water Cylinder Repairs FAQs
Why is water dripping from the pipe outside my house?
On a mains pressure cylinder that pipe usually comes from the expansion control valve or the temperature and pressure relief valve. A small discharge while the water heats is normal. A constant drip means a valve is worn or the incoming pressure has changed, and it should be checked.
How much does a hot water repair cost in Auckland?
The final cost depends on the part and the system, and we confirm the price with you before we start.
Is it worth repairing an old hot water cylinder?
If the tank is sound and the fault is a valve, element or thermostat, a repair is usually worth it. If the tank itself is leaking or corroded, replacement is the honest answer.
How long do hot water cylinders last in New Zealand?
Consumer NZ estimates around 10 to 15 years. Water quality, pressure and how well the valves have been maintained all affect it.
Can you repair gas hot water systems?
Yes. Gas water heaters are repaired by our certifying gasfitters, and you receive the required gas certification for the work.
My hot water is only lukewarm. What causes that?
Common causes are a failed element or thermostat, a tempering valve set too low or stuck, or on gas units a burner or flow fault. We test each before replacing anything.
