Most people never touch their main shut-off until the day they desperately need it. That is when they find the toby is buried under bark, the valve will not turn, or it turns but the water keeps running. Every minute spent hunting for a solution is more water on the floor.
We fix that before it matters. We find and test your existing valves, replace any that are seized or leaking, add isolation valves where they are missing and, if it helps, fit a main shut-off inside or near the house.
Pricing: quotes are free, and every job gets a fixed price before we start, so there are no surprises on the invoice.

Where your shut-off valves are
A typical Auckland home has several valves worth knowing about:
- The toby: usually in a small box near the front boundary beside the Watercare meter
- A valve on the cold supply to the hot water cylinder
- Isolation valves on the supply to each toilet cistern
- Valves under kitchen and bathroom sinks, often on the flexi hoses
- Valves on the washing machine and dishwasher supply
- In apartments and townhouses, a unit shut-off in a cupboard or service riser
Who owns what at the boundary
Watercare owns the network up to the outlet of your water meter. The meter belongs to them. The pipework and valves on your side of the meter outlet belong to you, which means a seized valve on your side is your responsibility to repair.
If the problem is the meter itself, or a leak before the meter, contact Watercare. A leak on your side of the meter is yours to fix, and our water main repairs cover that pipe. If you are unsure which side a problem is on, we can check and tell you before any work is done.
How It Works
Common valve problems we fix
Older valves fail in predictable ways. Gate-style valves with round handles can seize after years without use, or the handle turns but the gate inside no longer closes. Washers in older stopcocks perish, so the valve drips from the spindle every time it is used.
We also find homes with no isolation valves at all on toilets and basins, so a single failed flexi hose means turning off the whole house, and a burst pipe at night becomes a flood. Adding valves at each fixture makes future repairs quicker and cheaper too.
What affects the cost
The price depends on:
- Number of valves to replace or add
- Access to the toby box, especially if it is buried, under a driveway or full of soil
- Pipe material and size at the valve location
- Whether you want a new main shut-off installed inside or near the house
- Combining the visit with other work, such as replacing flexi hoses
A shut-off you can reach in a hurry
For many households the best upgrade is a main shut-off valve where it is easy to get to, such as on the supply line where it enters the house or near the cylinder. Elderly owners, renters and anyone with a toby at the far end of a long driveway benefit most.
We label the main shut-off clearly and show everyone in the house how it works. It takes a few minutes, and it is the single most useful thing to know in a plumbing emergency.
Why Choose Cheeky's Plumbers for Shut-Off Valves
Every valve tested
We find and operate your toby, main stopcock and fixture valves, and tell you which ones will not close fully before an emergency proves it.
Quarter-turn ball valves
Seized gate valves and perished stopcocks are replaced with quarter-turn ball valves that show at a glance whether they are open or shut, using products approved for NZ drinking water.
Clear answer on ownership
We check whether a fault is on Watercare's side of the meter or yours before any work is done, so you do not pay for something that is theirs to fix.
A shut-off you can reach
Where the toby is buried or at the end of a long driveway, we fit an accessible main shut-off near the house, label it and show the household how it works.

Shut-Off Valves FAQs
How do I turn off my toby?
Open the toby box near your front boundary and turn the valve clockwise until it stops. If it will not move, do not force it with tools, as you can break the pipe. Call us.
Who owns the toby and meter?
Watercare owns the meter and the pipe up to the meter outlet. The valves and pipework on your side are yours.
How long does a valve replacement take?
Most single valve jobs take under an hour. A new main shut-off inside the house can take a little longer depending on access.
Should every toilet and sink have its own valve?
It is good practice. It lets you isolate one fixture without shutting off the whole house.
My toby box is full of dirt. Can you fix that?
Yes. We clear it, check the valve and can replace a damaged box or lid so it stays accessible.
Is a ball valve better than a gate valve?
For most shut-off uses, yes. A quarter turn closes it fully, and the handle shows clearly whether it is open or closed.
