Everything that lands on your roof ends up in your tank sooner or later: leaves, dust, pollen, bird and possum droppings, moss and the fine grit that washes off older roofing. The heavier material settles on the floor of the tank as a layer of sludge. Left long enough, it gets stirred up whenever the tank fills fast, clogs filters, stains fixtures and gives bacteria somewhere to live.
Tank cleaning removes that layer and puts the tank back in a condition where the treatment after it can do its job. For households that drink their tank water, it is one of the basic jobs that keeps the supply safe.

Signs your tank needs cleaning
Some tanks go years without trouble. Others need attention after one bad season. Look out for:
- Brown, cloudy or tea-coloured water, especially after heavy rain
- Sediment cartridges clogging within weeks of being changed
- An earthy, swampy or rotten egg smell at the tap
- Fine grit in shower heads, tap aerators and toilet cisterns
- A pump that loses pressure or cycles more than it used to
- No record of the tank being inspected in the last year
How we clean without draining the tank
Draining a full tank wastes water you may not get back until the next decent rain. Level, BRANZ's sustainable building site, notes that sludge can be removed by siphoning or pumping without emptying the whole tank. We use a tank vacuum that draws sediment off the floor while the clean water above stays put, so you can usually keep using the tank the same day.
Before and after, we inspect the inside of the tank for cracks, failed seals, roots, dead animals or insects, and check the lid and vents are sealed. Where a tank has a heavy build-up, a damaged liner or contamination that cannot be vacuumed away, we explain whether a full drain and scrub is needed and what it involves. If the tank itself is past saving, we can quote a replacement through our rainwater tanks service.
How It Works
Fixing where the dirt comes from
A clean tank will not stay clean if the catchment is the problem. The Ministry of Health guidance on water collection tanks recommends gutter mesh, and a first flush diverter to send the dirtiest water from the start of each rain away from the tank. It also advises bringing water in near the bottom through a U-bend so sediment is not stirred up, and drawing from near the surface through a floating outlet.
We check each of those while we are there: overhanging branches, blocked or sagging gutters, leaf guards, the first flush chamber, and whether the inlet and outlet are set up to keep sediment where it belongs. If the gutters and downpipes need work, our roof plumbing team can fix them on the same job.
Filters, UV and safe drinking water
If your household drinks tank water, the guidance hosted by Taumata Arowai, the drinking water regulator, is clear that keeping it safe is the household's responsibility. Its advice is to inspect tanks annually and clean them if necessary, ideally by a tank cleaning contractor, and to have the water tested at a recognised laboratory if you are unsure about its quality. Boiling for one minute is described as the simplest way to kill germs in doubtful water.
After cleaning, we replace sediment and carbon cartridges, check the UV lamp and clean its quartz sleeve so the light can reach the water. If your system has no UV or filtration at all, we can quote a proper treatment setup through our water filtration service.
How often to clean, and Auckland conditions
Level suggests checking tanks every 6 to 12 months, desludging once sediment reaches about 250 mm, and clearing gutters, leaf guards and first flush diverters every three to six months. Sites under bush, like many in Titirangi, the Waitakere Ranges and parts of Waiheke, fill gutters with leaf litter fast and often need more frequent attention. Rural blocks around Kumeu, Dairy Flat and Clevedon pick up dust from roads and paddocks.
In a dry summer, households on tank supply sometimes need water delivered. That guidance recommends using a registered water carrier and asking for a delivery docket describing the water's source. A clean before a top-up means fresh water is not mixed into old sludge.
What affects the cost
Every tank clean is quoted free, because tanks and sites differ so much. The price depends on:
- Number of tanks and their size
- Depth of sludge and whether a full drain is needed
- Tank type: concrete, plastic or steel with a liner
- Access for the vacuum hose and the lid opening
- Filter cartridges, UV lamp or sleeve replacement
- Gutter, first flush or inlet repairs found during the visit
Why Choose Cheeky's Plumbers for Water Tank Cleaning
Clean with the water in
Vacuum desludging means you keep most of your stored water and can usually use the tank the same day.
Whole system checked
We look at the roof, gutters, first flush, inlet, outlet, pump and treatment, because a tank only stays clean if the water going in is clean too.
Licensed plumbers on the job
Our PGDB-registered plumbers can repair pumps, replace filters and UV parts, and fix gutters on the same visit rather than sending you to another trade.
Photo record of the clean
You get before and after photos in your job report, which is useful for your own maintenance records and for rental properties.
Water Tank Cleaning FAQs
How often should a rainwater tank be cleaned?
Inspect it at least once a year. Level suggests desludging once sediment reaches about 250 mm.
Do you have to empty my tank to clean it?
Usually not. We vacuum the sludge off the floor while the clean water stays in the tank.
Is it safe to drink rainwater from a tank?
It can be, if the catchment is maintained, the tank is clean and the water is treated. Testing at a recognised laboratory is the way to be sure.
What is a first flush diverter?
A fitting on the downpipe that sends the first, dirtiest water from each rain away before the rest flows into the tank.
Should I clean my tank before buying in water?
It is a good time to do it. Clean water added to a tank full of sludge will pick up that sediment.
Can I clean the tank myself?
You can maintain gutters and first flush devices yourself. The Ministry of Health guidance prefers contractors for tank cleaning, and nobody should enter a tank without ventilation and a second person present.
