A few early villa suburbs like Devonport and Northcote Point, then mass suburban growth after the 1959 Harbour Bridge, through to the large 1990s and 2000s developments around Albany. Auckland gets a lot of rain, and it often arrives all at once. When spouting is blocked, sagging or leaking at the joints, that water ends up running down cladding, pooling against foundations or finding its way into walls and ceilings. Many of the 'roof leaks' we are called to are really spouting or flashing problems.
North Shore spouting and roof plumbing: villas, post-bridge homes and 1990s cladding
North Shore housing comes in distinct waves, and each one brings its own spouting and flashing problems. The early villa suburbs at Devonport and Northcote Point have older roofs where spouting may have been replaced in a different profile from the original, flashings have been patched more than once, and chimneys that no longer serve a fire still need to be sealed. Homes from the mass building after the Harbour Bridge opened in 1959, through the 1970s and 1980s, often carry original or second-generation spouting that is reaching the end of its life, with brittle joints or rust along the back.
The 1990s and 2000s developments around Albany are different again. Many have monolithic cladding, and with these homes the details matter. Spouting that overflows against a plaster wall, a downpipe joint leaking behind the cladding line or a flashing that sends water toward the wall instead of away from it can let moisture in where it does real harm. On these homes we check that spouting has enough fall, that outlets are big enough for the roof, and that every penetration and flashing sheds water away from the cladding.
Location matters on the Shore. Homes facing the Hauraki Gulf along the East Coast Bays and Takapuna Beach take the brunt of onshore weather, and fixings and steel spouting there corrode faster. We recommend fixings and materials suited to the exposure. Pre-painted steel and PVC both have a place, and the choice comes down to exposure, colour and the profile the house needs.
Many Shore sections slope, which affects access. A house that is single-storey at the street can be two or three storeys at the back, and that often decides whether edge protection or scaffolding is needed. We check access when quoting so the price reflects the actual job.
Local tip: If your 1990s Albany home has monolithic cladding, watch for spouting overflowing against the walls in heavy rain and get it checked before moisture gets behind the plaster.

Gutter Repairs North Shore FAQs
My Devonport villa's spouting does not match the original. Can it be replaced to suit the house?
Often, yes. We offer common profiles in PVC and pre-painted steel and can match colours. We look at the roof and fascia to choose a profile and size that suits the house and the roof area.
Can you fix a leaking roof?
We fix leaks caused by plumbing: spouting, flashings, valleys and penetrations such as flues and vent pipes. Leaks from damaged roofing sheets or tiles may need a roofer.
Is roof work safe in wet weather?
We work on roofs only when it is safe to do so. Urgent leaks can often be made safe from inside and finished once the weather clears.
